Military Families: The Dream of Home Ownership is Real
Military families need not settle on a life of renting. It is possible to buy a home almost solely with your BAH (Basic Allowance for Housing) provided by the U.S. government as your military housing allowance. Living off-base has its perks, and we’d like to help you get some of them.
Here are some frequently asked questions about buying a home off-base:
- What are the BAH Rates for my pay grade and region?
- How much home can I afford based on my BAH?
- What about when I’m transferred?
- What if my wife and I are both in the military?
What are the BAH Rates for my pay grade and region?
As you may already know, your BAH rates vary by location and pay grade. For instance, an E01 in San Antonio, TX currently gets a military housing allowance of $1179/mo., while an E01 in Knoxville, TN gets $990/mo. Similarly, an O07 pay grade in San Antonio gets $1866/mo., while an O07 in Knoxville gets $1971/mo.

How much home can I afford based on my BAH?
We can help you determine how much home you can afford based on your BAH rates for your pay grade and geographic location. We’ll talk to you confidentially about your situation and help you devise a strategy to buy a home with your military housing allowance.
How is my military housing allowance affected if my wife and I are both in the service?
You’re in a good position if you are both serving the military, because your BAH rates are 50% higher. For instance, if your BAH rate is $1179 as individuals, it would go up to $1769 as a married couple in the military. This is a significant help to military families in qualifying for a home loan to buy off-base housing.
What about when I’m transferred?
If you’ve bought off-base military housing, there are many options you have to keep your home as an investment in your family’s future, even when you’re transferred or deployed. Many military families who are transferred or deployed are able to keep their off base housing by using a property management company to manage the property, keep it maintained, and keep it rented out with a positive cash flow.
We will help you work out all the numbers to design a plan for you that will get you started investing in your family’s future by buying a home.
